How long does it take to start managing the property?
We will be ready within the first 24 hours after signing the contract. -
How long does it take to find tenants?
Our goal is to find suitable tenants as soon as possible. In order to do this, we use various advertising platforms. In most situations we are able to lease the property within 30 days. -
How do the application fees work?
Tenants need to fill out the application and pay the application fee. We use this fee to enable credit checks, background checks, criminal history review, eviction searches and terrorist watch list requirements. -
What is the process of determining my property's rent?
We use use practical tools and result-oriented strategies to determine the proper rent. Among other practices, we conduct research into both past and current market comparisons. All the gathered knowledge allows us to create highly competitive rent prices. -
Can I keep my current insurance?
Most insurance companies will let you convert your insurance policy to a Landlord policy. Your insurance won't cover the tenants' personal belongings. That's why all our renters need to have adequate renters insurance. -
What does my tenant have to do before the move-in?
First, your tenant needs to successfully get through the screening process. When that goes well, they are obligated to pay the full security deposit and sign the lease agreement. -
What kind of inspections do you conduct?
We do move-in and move-out inspections at the beginning and end of the lease. We conduct periodic inspections during the tenants lease complete with photos for your review. This way you can ensure the property remains in good condition. -
How are the utilities organized?
Owners are responsible for utilities during vacancy and tenants are responsible for utilities during occupancy. -
What if my tenant doesn't pay rent on time?
Our lease agreements contain strict rules about rent payment expectations. If tenants do not pay on time we follow all regulations for the eviction process. -
What's the policy for property damage?
We will repair all damage using our licensed and professional partners. Before the repairs begin, we'll inform you about the details and we will begin the work at the earliest moment possible. All maintenance and unexpected repairs are done using high-quality vendors at their best price. -
Which reports can I access?
You are able to access a multitude of reports when you use our owner portal. These reports include regular statements for income and expenses. All receipts for maintenance and repairs will be loaded directly into the owner portal. -
Is it a good idea to welcome pets or smokers?
Allowing pets is highly recommended as we have found over 70% of tenants have pets. When it comes to pets, you should keep in mind that being too strict could cost you a considerable amount of prospects. We do not allow smoking in any the rental properties. If we find evidence of smoking, then the tenants have to pay for any relevant damages. -
Does hiring a property manager lead to loss of all control?
No, hiring a property management team means that you can enjoy having an investment property while having a team manage all of the lease enforcement.
